🔥Shopping Mall Director / General Manager🔥 #Odesa #Одеса #English - fluent👉Our client is an international investment fund operating in the commercial real estate development and asset management sector. ⚙️The company has active operations in Ukraine, including a large-scale commercial real estate asset. ☺️As the business continues to strengthen and optimize its retail property operations, the company is looking to appoint a Shopping Mall Director / General Manager to lead one of its flagship commercial assets in Ukraine.🔥The Shopping Mall Director will hold overall responsibility for the operational, commercial, and financial performance of the shopping mall. 🌸This role combines strategic asset oversight with day-to-day leadership across leasing, tenant relations, marketing, facility management, and financial control.⚙️Key ResponsibilitiesCommercial & Leasing Management- Drive high occupancy levels and optimize tenant mix across retail, dining, and entertainment categories- Oversee and support leasing strategy in cooperation with the leasing team- Monitor tenant performance and identify replacement or repositioning opportunities- Participate in negotiations with anchor tenants, strategic operators, and brokerage partners- Analyze market trends, rental pricing, and customer demand to support commercial decisions- Strengthen tenant relationships and improve long-term retentionMarketing & Customer Traffic Growth- Oversee marketing initiatives aimed at increasing foot traffic and dwell time- Support events, promotions, and customer engagement campaigns- Ensure the mall remains commercially attractive and aligned with customer expectations- Work closely with marketing teams to enhance visibility and positioning of the assetOperations & Facility Management- Ensure efficient day-to-day functioning of the shopping mall- Supervise in-house technical teams and outsourced contractors- Oversee maintenance, engineering systems, repair works, cleaning, and property standards- Ensure the asset remains safe, operationally efficient, and customer-friendlyFinancial Management- Manage annual operating budgets (OPEX) and capital expenditure budgets (CAPEX)- Monitor asset profitability, cost efficiency, and overall financial performance- Analyze tenant sales, traffic data, and operational KPIs for business decision-making- Support pricing, incentives, rent-free periods, and discount decisions where commercially justified- Contribute to long-term asset profitability and return on investmentLeadership & Administration- Lead and coordinate multidisciplinary teams across leasing, operations, marketing, and support functions- Build a performance-driven and service-oriented culture- Participate in hiring, development, and performance management of employees- Ensure smooth coordination across internal and external stakeholders💛Required Qualifications & Experience- Minimum 8–10 years of senior management experience in shopping malls, commercial real estate, retail property, or mixed-use assets- Proven experience in operational and commercial management of large-scale retail properties- Strong background in leasing, tenant relations, and property performance optimization- Experience managing budgets, financial planning, and operational profitability- Solid understanding of facility management and retail property operations- Track record of leading cross-functional teams and third-party contractors- Experience working in international or investment-driven environments is a strong advantageEducation & Skills:- Master’s degree in Business, Real Estate, Finance, Engineering, or related field- Strong commercial mindset with understanding of asset profitability drivers- Excellent negotiation and stakeholder management skills- Strong analytical and decision-making capabilities- Ability to balance strategic oversight with hands-on operational leadership- High resilience, ownership mindset, and leadership maturity💪What the Company Offers
